Land in Lagos is not cheap.
But it is not the same price everywhere.
And this is where many people get confused.

So How Much Does Land Really Cost?

You want a simple number.
You want to know what to budget.

But the real question is this:

What kind of land are you trying to buy?

Because in Lagos, land price depends on five main things:

  • Location
  • Title documents
  • Road access
  • Development around it
  • Government status

Let me explain this slowly.

This Is Where Many People Get It Wrong

Many people search online and see:

“Land in Lagos ₦800,000”
“Land in Lekki ₦5 million”
“Promo land ₦1.2 million”

They think land has one fixed price.

It does not.

Two plots in the same area can have completely different prices.

Why?

Because documents and risk are different.

And this is where people lose money.

You are not careless.
You were just not told the full story.

Let Me Break Down Realistic Land Prices In Lagos

Here is a simple guide to help you think clearly.

1. Ibeju-Lekki

In areas around Eleko, Bogije, and Awoyaya:

  • ₦1.5 million – ₦10 million per plot
    Depending on location and title.

If it has a Gazette or C of O, price goes higher.

If it is still under excision or processing, price is lower.

2. Epe

In developing areas:

  • ₦800,000 – ₦5 million per plot

Cheaper land usually means:

  • Far from major road
  • No strong title yet
  • Limited development

Cheap is not bad.
But cheap without checking is dangerous.

3. Ajah

  • ₦15 million – ₦40 million per plot

This area is more developed.
Infrastructure is already there.
That is why price is higher.

4. Lekki Phase 1

  • ₦150 million and above

Here, you are paying for location, infrastructure, and document strength.

But Wait. Price Is Not The Real Question.

The real question is:

What are you paying for?

Land price includes:

  • Safety of title
  • Future growth
  • Government recognition
  • Road and drainage
  • Peace of mind

Many disputes in Lagos come from unverified ownership.

Ownership is legal, not emotional.

Let Me Tell You What Happened In 2022

In 2022, a Nigerian man living in the UK bought land in Epe for ₦900,000.

He was happy because it was cheap.

The seller told him documents were “in process.”

He did not verify at the Lands Bureau in Alausa.

Two years later, he found out the land was under government acquisition.

He lost the land.

That pain is heavy.
And it could have been avoided.

So What Should You Do Before Focusing On Price?

If you want to know how much land costs in Lagos, you must also know how to protect your money.

Here is what you should do:

1. Go To The Lagos Lands Bureau

Ask:

  • What is the title status?
  • Is it under acquisition?
  • Is it committed?

Why it matters:

If you skip this, government can take the land later.

Clear action: Always verify title at Alausa before payment.

2. Verify The Survey Plan

Take the survey to the Surveyor-General’s office.

Ask:

  • Is this survey genuine?
  • Has it been altered?
  • Does it fall inside government acquisition?

Why it matters:

A fake or altered survey can destroy your investment.

Clear action: Never trust a survey without independent confirmation.

3. Check The Seller

If it is a company:

  • Check CAC registration
  • Visit their office
  • Ask for previous projects

If it is family land:

  • Confirm all family heads consent

Why it matters:

Many problems come from incomplete ownership consent.

Clear action: Do not pay until ownership is fully clear.
