Some estates look perfect in adverts.

The pictures are beautiful. The promises sound exciting.

But sometimes, the estate you are paying for does not truly exist the way you have been told.

You are not careless if this worries you. Many smart people have paid for land because they trusted attractive brochures instead of checking what was actually on the ground.

The Problem Many Buyers Never See

An estate can have a name, a logo, and hundreds of online posts without having real development.

Some developers sell land long before basic approvals, roads, or even clear boundaries are in place. That does not always mean the project is a scam, but it does mean you should slow down and verify everything before paying.

As I often tell buyers:

A beautiful advert is not proof of a real estate project.

A Story That Changed Someone’s Mind

In 2024, a Nigerian living in the United Kingdom contacted me after finding what looked like a perfect estate in Ibeju-Lekki.

The price looked fair, and the company shared attractive videos showing planned roads, parks, and streetlights.

Before making payment, he asked for an independent inspection.

When the inspection was done, the land existed, but there was no actual estate development. The roads shown in the adverts had not been constructed, and the project boundaries were not clearly marked.

He delayed his purchase until he had more information.

That single decision protected his money.

What You Should Check Before You Buy

Visit the Site

If you are in Nigeria, visit the location yourself.

If you live abroad, ask someone you trust or hire an independent professional to inspect the land for you.

You should see whether the estate physically matches what you have been promised.

Confirm the Layout

Ask to see the approved estate layout.

This helps you understand where your plot will be and whether the development follows an organized plan.

Skipping this step may leave you buying land that is later changed or relocated.

Your action: Never rely only on promotional videos.

Verify the Documents

Ask the developer for every available land document.

Then independently verify those documents with the appropriate government offices instead of depending only on what the seller tells you.

Documents help show whether the land can legally support the project being advertised.

Your action: Verify every document before making payment.

Check the Company’s Track Record

Ask about previous estates the developer has completed.

Visit one if possible.

A company that has successfully delivered projects before gives you more information to judge its ability to complete another one.

Your action: Look at completed work, not only future promises.

One Truth You Should Always Remember

An estate is more than a name. It is a real place with real progress, real documents, and real accountability.

The more you verify today, the fewer surprises you face tomorrow.

The Lesson

Buying land should never feel like taking a gamble.

When you slow down, inspect the site, verify the documents, and confirm the developer’s history, you give yourself the best chance of making a safe decision.
