A fence can make land look safe. It can also hide a problem you may not see. By the time you find out, your money may already be at risk.

Many people buy land in Lagos because they see a fence around it.

They feel happy. They believe someone has taken care of the land. They also believe nobody can come back tomorrow to claim it.

But there is one big question I want you to think about.

Does a fence mean the person selling the land truly owns it?

The answer is no.

Let me explain why this matters before you pay for any land.

This Is Where Many Buyers Get It Wrong

When you visit an estate in Ibeju-Lekki, Epe, or Ajah, one of the first things you may notice is the fence.

You may see a large gate, security men, and a beautiful estate sign.

Everything looks good.

The agent may even tell you that the estate is fully fenced and secured.

You begin to feel that your money will be safe there.

But a fence only shows that someone has put a wall around the land.

It does not tell you who owns it.

It does not tell you whether the land has a problem with the government.

It does not tell you whether another family is claiming the same land.

A fence protects the space. It does not prove ownership.

This is something I want you to remember.

Imagine Paying For Land And Later Finding Out The Truth

Think about working hard for years to save money.

You finally find land you like.

You visit the place and see a fence around it. You feel happy because the land looks secure.

You pay.

Months later, someone comes forward and claims that the land belongs to them.

Now you have to spend more money trying to find out what went wrong.

You may need a lawyer. You may also need to visit government offices.

The peace you hoped to enjoy becomes stress.

I know how painful it can be when money you worked hard for is put at risk.

That is why I always want you to check the land before you pay.

Let Me Tell You What A Fence Cannot Show You

There are things your eyes cannot see when you visit land.

You cannot look at a fence and know whether the seller has the right to sell.

You cannot look at a gate and know whether the land is under government acquisition.

You also cannot know whether there is a court case over the land just by looking at the estate.

These things need proper checks.

For example, a developer may build a fence around a large piece of land before selling individual plots.

That fence may be useful for security.

But you still need to know whether the developer has the right to sell that land.

Do not allow what you see to replace what you need to confirm.

There Is A Lesson From A Real Lagos Land Dispute

A useful example comes from the 2012 Nigerian Supreme Court case, Ogunbambi v. Abowab.

The dispute concerned competing claims to land and the need to establish a valid right to ownership.

It shows why you must not rely on physical control of land alone when deciding who owns it.

The mistake to avoid is treating physical possession as enough proof of legal ownership.

You can read the reported judgment on Nigerian legal case databases.

The lesson is simple.

What someone controls and what someone legally owns may not be the same thing.

This is why I advise you to confirm ownership before allowing excitement to guide your decision.

So How Do You Know The Land Is Truly Safe?

Let me show you what you should do before paying for fenced land in Lagos.

First, Find Out Who Really Owns The Land

Ask the seller to show you how they got the land.

If you are buying from a company, ask for the documents showing that the company has the right to sell it.

If the land came from a family, ask your property lawyer to confirm that the right people agreed to the sale.

This matters because you do not want to pay someone who has no right to sell the land.

If you skip this check, you may later face another person claiming ownership.

Your first action is to ask an independent property lawyer to check the seller’s right to sell.

Next, Visit The Lagos State Lands Bureau

Do not stop because the seller has shown you a document.

Ask your lawyer to carry out the right search at the Lagos State Lands Bureau in Alausa, Ikeja.

You want to know whether the title documents are genuine and whether the available government records support the seller’s claim.

Where needed, the lawyer should also arrange checks on the land’s acquisition status.

This matters because a beautiful fence cannot stop government action on land that has a serious legal problem.

If you skip this stage, you may buy land that you cannot use as planned.

Your next action is to complete the relevant government checks before making payment.

Let A Surveyor Check The Actual Land

This is another important step.

Get an independent registered surveyor to visit the land.

Ask the surveyor to check the survey plan and confirm the actual boundaries.

The surveyor should also help you check the land’s location against the relevant government survey records.

Why does this matter?

Because the fence may not follow the correct boundary.

A seller may show you one area while the documents describe another.

If you skip this check, you may pay for land that is different from what you were shown.

Your action is to confirm the land’s location and boundaries before signing the final agreement.

What Should You Do When The Seller Starts Rushing You?

Sometimes, you may hear words like these:

“Other buyers are waiting.”

“The price will increase tomorrow.”

“Everything is already secured because the estate is fenced.”

Please do not allow these words to push you into paying.

A good property decision needs time.

Tell the seller that you want your lawyer and surveyor to complete their checks first.

If the seller refuses to allow independent checks, that is a reason to stop and ask more questions.

You do not need to fight anyone.

You only need to protect your money.

This Is What I Want You To Remember

Perimeter fencing is good.

It can help protect land from unwanted entry. It can also help show where an estate begins and ends.

But it is not proof of ownership.

Before you buy land in Lagos, you need to know who owns it, whether the documents are valid, and whether the land you inspected matches the land being sold.

Never buy land simply because it has a beautiful fence, gate, or security post.

Your money deserves more protection than that.
