I understand why people get excited.
You see a beautiful estate.
You hear about a new road.
You hear that an area is developing.
You imagine what the land could become in five or ten years.
There is nothing wrong with being hopeful.
The problem starts when hope replaces checking.
A buyer may fall in love with the idea of owning land in an area and stop asking difficult questions.
That is dangerous.
I would rather see you lose an opportunity than lose your money.
There will always be another property.
There may not be another chance to recover the money you put into a bad one.

Distance changes the way you experience property.
You may not be able to visit the land whenever you want.

I look for patience.
I look for curiosity.
I look for someone who is comfortable asking questions.
I look for someone who can walk away when the answers do not make sense.
Most importantly, I look for someone who understands that buying property is not just about getting land.
It is about protecting your ownership for the years that follow.
That is the part many people think about too late.
The Lesson I Keep Coming Back To
The property buyers who do well are not always the ones who find the cheapest land.
They are not always the ones who buy first.
They are not always the ones with the biggest budgets.
They are often the ones who understand that a good property decision is a process.
They slow down.
They ask.
They check.
They think about what could happen later.
Then they decide.
That is the kind of thinking I want more buyers to have.
